I walk through Crystal Lake homes every week where the homeowner tells me their energy bills are out of control. Then I look at the windows and it all makes sense. Coventry is full of 1960s and 1970s split-levels with original single-pane windows that have never been touched. The aluminum frames are cold to the touch in December, the glazing putty is cracked and falling out, and the homeowner is essentially heating the outdoors from November through March.
Four Colonies is the same story, different era. Those 1970s and 1980s homes got double-pane windows when they were built, and for 25 years they worked fine. But now the seals between the panes have failed. You can see it — fog or condensation trapped between the glass that won’t wipe off because it’s inside the sealed unit. That fog means the insulating gas between the panes is gone. The window is now performing like a single-pane with a gap. It’s not insulating anything.

And then there are the lakefront cottages in Country Club Addition. Some of those 1920s and 1930s homes still have single-pane windows with rope-and-weight balances. Beautiful architecture, terrible energy performance. During a polar vortex, ice forms on the inside of the glass. That’s not an exaggeration — I’ve seen it.
