Crystal Lake adopts the Illinois Building Code (based on IRC/IBC), and there are specific requirements that matter for roofing. Not every contractor knows them. We do, because we pull permits through the Crystal Lake Community Development Department regularly.
Ice Barrier — 72″ Minimum
Self-adhering ice and water shield must extend at least 72 inches from the lowest roof edge OR 24 inches inside the exterior wall line — whichever is greater. This is not optional. In a climate that dumps 35+ inches of snow and runs dozens of freeze-thaw cycles, ice barrier is the difference between a dry attic and a mold problem.
Slope Requirements
Asphalt shingles are not permitted on slopes less than 2:12 pitch. Between 2:12 and 4:12, double underlayment is required. I’ve been in attics in Crystal Lake where the homeowner had no idea they had an ice dam problem — until we pulled up shingles and found black mold running six feet up the roof deck. Ice dams are that deceptive.
Here’s how they form. Heat escapes from your living space into the attic. Snow on the upper portion of the roof melts. - R-49+ attic insulation — the Illinois standard. This keeps heat in your living space and out of the attic. Most Crystal Lake homes built before 1990 have R-19 to R-30 — well below what’s needed.
- Balanced soffit-to-ridge ventilation — cold air enters at the soffit vents, flows under the roof deck, and exits at the ridge vent. This keeps the entire roof surface at a uniform temperature so snow melts evenly instead of in patches.
- Proper air sealing — bathroom fans, recessed lights, attic hatches, and plumbing stacks all create pathways for warm air to leak into the attic. Sealing those penetrations before adding insulation is critical.
