From the parking lot I can see the Riverside Hotel — built in 1864, the building my pizza place sits in the lower level of — and I can see a half dozen homes within walking distance that still have their original single-pane windows. West McHenry, the Gagetown district named for George Gage who brought the railroad through here in 1854, has the oldest housing stock in McHenry County. Pre-1900s homes with wavy glass, wood sash, rope-and-weight balances. Beautiful. Brutal on an energy bill. If you’ve still got the original windows in a Gagetown Victorian, you’re heating Elm Street from November through March.

Country Club Estates and Edgebrook Heights have a different problem. Those 1940s through 1960s ranches and Cape Cods got their second-generation windows in the 1980s energy upgrade era — builder-grade double-pane vinyl that looked like progress at the time. Forty years later those seals are shot. You see the fog trapped between the panes that won’t wipe off. That’s the argon gas gone, the insulating space compromised, and the window performing like a single-pane with a decorative spacer. I walk into those homes weekly and the homeowner is baffled why their ComEd bill jumped when the supply rate went up in June 2025. The windows are the answer.

Now add the Fox River. Every section of McHenry has a different housing era and a different window problem. Here’s what I actually recommend, by neighborhood.

West McHenry / Gagetown

Oldest housing stock in McHenry County. Homes dating to the 1890s when George Gage brought the railroad in 1854, original wavy glass single-pane windows, rope-and-weight sashes, custom shapes with arched transoms and segmented tops. You cannot put a catalog-spec rectangle into these openings and call it a restoration. For serious Gagetown work I spec Andersen A-Series or E-Series — custom shapes, historic muntin patterns, real wood interiors, and Fibrex or aluminum-clad exteriors that handle the Fox River corridor humidity. Main Street, the original wagon trail area, and anything near Riverside Hotel falls in this category.

Country Club Estates & Edgebrook Heights

1940s through 1960s ranches and Cape Cods — the tightest housing supply in the area, near 0% vacancy. These homes walked into their second-generation windows in the 1980s energy upgrade era, and those 1980s vinyl double-panes are failing now. Foggy glass, broken balances, warped frames. If you’ve still got the original windows in a 1950s ranch in Country Club Estates, you’re heating the backyard. Period. My go-to here is Andersen 400 Series — Fibrex frames, HeatLock glass, traditional sightlines that match the mid-century architecture.

Trout Valley

Custom homes along the Fox River, horse boarding, tennis, boating community, typically $500K-plus. Large lakefront windows with direct western exposure to afternoon sun off the river. UV damage to hardwood floors and furnishings is a real problem here. I spec Andersen A-Series with HeatLock coatings — the UV-blocking glass package keeps floors from bleaching, the Fibrex exterior handles sustained Fox River moisture, and the real wood interior fits the custom-home aesthetic.

Riverside Section

Waterfront homes along Riverside Drive with direct Fox River exposure. Constant humidity, accelerated exterior wear, paint failing 30 to 40% faster than inland, and vinyl seals dry-rotting sooner. This is where cheap vinyl windows go to die. Fibrex composite outperforms vinyl roughly 2-to-1 in sustained moisture exposure, which is why I push Andersen 400 Series or A-Series for every Riverside Drive home — not vinyl. The material matters more than the glass package here.

Whispering Oaks & Buss Subdivision

1970s and 1980s split-levels with mature oak and maple canopy. Original builder-grade windows are at the end of their life by year 40 to 50 — we’re there. For a full-house replacement at a reasonable investment level, I spec InnoMAXX triple-pane — dual Low-E, argon in all three panes, warm-edge spacers, foam-filled frame, 25-year installation warranty. Newer 2000s-plus subdivisions on the western and southern edges of the city. Original builder windows are aging out right on schedule — we see failures starting at year 18 to 22. Seals going, balances weakening, hardware getting sloppy. For these homes I typically recommend Andersen 200 or 400 Series, or InnoMAXX for the budget-conscious full-house replacement. Ventilation is also often inadequate in these builds, so we look at the full exterior envelope, not just the windows.
