I drive through Sun City three or four times a month — down Del Webb Boulevard, past Prairie Lodge, through the neighborhoods off Regency Drive and Tournament Drive. And I keep seeing the same thing: original builder-grade vinyl from 2002, 2004, 2006, fading unevenly across south-facing walls, warping at the bottom courses, hairline cracks running through J-channel transitions. Del Webb built solid homes. But the siding they chose was standard-issue vinyl rated for 20 to 25 years of Midwest weather. Those homes are now 20 to 27 years old. The math has arrived.

Sun City is just the headline. Northbridge off Algonquin Road went up between 2003 and 2006. Huntley Meadows — Pasquinelli homes south of Algonquin Road — same vintage. Phase 1 Lions Chase dates to the mid-2000s. Covington Lakes on Reed Road started in 2006. Talamore north of Union Road is approaching 20 years. The Del Webb Problem

Sun City’s Builder-Grade Siding Was Never Built for 25 Years of Illinois

Del Webb constructed 5,481 homes in Sun City Huntley between 1999 and 2013 — 60 percent of Huntley’s entire housing stock, built across 41 neighborhoods with 37 single-family floor plans. What actually happened: the July 12, 2023 EF-1 tornado carved a 6.86-mile path through Huntley at 90 mph, blowing the roof off 10700 Timer Drive West, destroying the roof at 11400 Douglas Avenue, and driving a tree branch through 11400 Russell Drive. February 2024 brought a tornado warning issued specifically for Huntley. The July 2024 derecho pushed 60 to 100 mph winds through McHenry County for three consecutive nights. August 2024 dropped 2.5-inch hail in Woodstock. August 2025 knocked out power to 66,000 ComEd customers. April 2026 collapsed a home in McHenry.

The homes built 1999 through 2006 — the bulk of Sun City — are past the warranty horizon. Panels cracked along stress lines from thermal cycling. South-facing walls faded three or four shades. J-channels pulling away from casings. Bottom courses warped from heat reflection off concrete driveways. The house wrap behind that vinyl? Twenty-year-old Tyvek baking behind dark panels. Brittle.
