The Lake Eats Glass

Geneva Lake is a 5,401-acre, spring-fed lake that drops to 135 feet. Gorgeous. Also brutal on windows.

Water that size never stops feeding moisture into the air around it. Walk the Shore Path in April and you can feel it. Every home along that 21-mile shoreline, from the estates off South Lakeshore Drive to the cottages tucked behind Big Foot Beach State Park, lives in a humidity band that inland houses never deal with. Condensation cycles onto the glass at every temperature swing, sits in the sill, and works at the seals month after month.

Now add the age of the housing stock. Maple Park has homes dating to the 1840s and 1850s. The lakefront clubs hold cottages that have been passed down for four generations. Lake Geneva counted 8,277 residents in the 2020 census, with a median age of 49 and a median property value around $343,800. This town has been a retreat for wealthy Chicagoans for generations, and plenty of its houses sit empty for weeks at a stretch between visits. An empty house rides the full temperature swing with nobody there to notice the seal that just let go.

On South Shore Club and lakefront builds where an architect drew the elevations, A-Series is usually what the drawing assumed. Glass near Geneva Lake sweats at transitions inland glass shrugs off. That condensation pools, soaks gaskets, and quietly rots the sash on wood windows and the wall cavity behind cheap vinyl ones.

Windows Around the Lake

Lake Geneva is really five or six different housing markets wearing one zip code. Here is how I think about each one.

Maple Park Historic District

Fifteen square blocks northwest of downtown, on the National Register since 2005, with homes reaching back to the 1840s. These openings were framed by hand and no two are identical. Stock windows insult a house like this. E-Series units built to each opening keep the proportions and the trim profiles right while the glass finally does its job. Expect measuring to take longer here. It should.

Geneva National

Roughly 1,800 acres four miles west of the city on Highway 50, wrapped around the Palmer, Trevino, and Player courses above Lake Como. Single-family customs, townhomes, and condos, much of it built in the 1990s boom, which means first-generation windows are aging out across the whole development right now. Condo owners: we coordinate with the association requirements before anything is ordered.

South Shore Club

Gated lakeside lots with direct water access. These are architect-designed homes where the window schedule is part of the design, and replacements have to match it. A-Series with custom interiors is the usual answer. The water side takes the UV glass package, no debate; the reflection off 5,400 acres of lake is a second sun.

Lake Geneva Club and The Birches

Private, quiet, close-knit. The Lake Geneva Club shares a communal lakefront with its own beach and pier; The Birches sits on big wooded lots. Cottages here get handed down, and so do their windows. Sixty-year-old sashes with rope weights are charming until February. We have replaced that era of glass all over this region, and the owners keep the charm and lose the draft.

Downtown and Main Street

The blocks around Main Street and the Riviera mix vintage homes, upper-floor apartments, and buildings that watch heavy foot traffic all summer. Street-facing windows here earn their keep on looks and noise control both. Dual-pane Andersen packages calm a Friday-night street more than most owners expect.

South Lakeshore and Big Foot Beach

The corridor running south past Big Foot Beach State Park, 271 acres of shoreline park one mile from downtown, carries a strip of older lake houses in the heaviest moisture exposure in town. This is where I hold the line on frame material: Fibrex or clad wood, nothing less. Vinyl on this stretch is a five-year experiment somebody else already ran for you. It failed.

City Rules · Wisconsin Code

Permits and the Code

Good news first. The City of Lake Geneva requires a building permit for window replacement only when you change the size of the opening. A like-for-like swap in the existing opening needs no permit. If your project does change openings, applications run electronically through the city’s Building and Zoning Department, and we handle that filing, not you.

The state code still applies either way. Wisconsin’s Uniform Dwelling Code energy chapter, SPS 322, requires replacement window units, sash and glazing included, to meet its U-factor limits, with an area-weighted cap of U-0.40 on vertical windows and NFRC-certified labels proving the numbers. The code even allows up to 15 square feet of glazing per dwelling to sit outside the U-factor rules, a detail that matters on decorative and stained-glass openings in older Lake Geneva houses. Every Andersen unit we order arrives NFRC-labeled and beats the cap comfortably.

Old-house note: the oldest Lake Geneva housing, Maple Park’s 1840s and 1850s originals among it, was framed by hand, and no two openings in those walls measure alike. We measure every opening individually and order E-Series units built to the actual dimensions, instead of forcing a stock size into a historic wall and burying the gap under caulk and trim. That approach is slower on the front end and tighter for the next fifty years, which is the right trade on a house that has already stood for 170.
