I see it every week, and the data backs up what my eyes tell me. The median Antioch home was built in 1991, which makes the typical house here roughly 35 years old, exactly the age when builder-grade double-pane windows give up. Every pocket of Antioch has a different build era and a different window problem. Here is what I actually recommend based on what I see in each neighborhood.
Heron Harbor
Built between 1980 and 2005 by William Ryan Homes, off Route 59 south of Route 173, bordering Lake Marie and Lake Tranquility. This is prime waterfront window territory, and it is also where I see the most moisture-driven failure. The oldest Heron Harbor homes are 40-plus years old with original or second-generation glass, and the newer ones are hitting first-cycle seal wear. Near the water, I spec Andersen 400 Series Fibrex as the floor. The frame material has to handle lakeside humidity that would destroy vinyl.
Windmill Creek and Arbors of Windmill Creek
Ryland Homes built these in the late 1990s and early 2000s. That generation of builder-grade vinyl is now 25 to 30 years old, right in the failure window: foggy seals, broken tilt balances, yellowed brittle frames. For a full-house replacement of 15 to 20 windows here, the Andersen 100 Series gives you Fibrex performance on a realistic whole-house budget, and the 400 Series is the upgrade for owners who want the wood interior and the 20-year warranty.
Tiffany Farms
Single-family homes built 1997 through 2005. These houses are 20 to 30 years old and entering their first real window cycle, with second-floor units usually showing seal failure and hardware wear first. Tiffany Farms is a classic Andersen 400 Series neighborhood: Fibrex composite, HeatLock Low-E4 glass, and the tilt-wash design that makes cleaning a two-story’s exterior glass from inside actually doable.
Clublands Antioch, Trevor Creek and Neuhaven
The newer construction, south of Route 173 east of Deep Lake Road and out toward the county line. Clublands went up from 2003 on by D.R. Horton, Neumann Homes, and Ryan Homes; Trevor Creek ran 2004 to 2023 by Kennedy Homes; Neuhaven was Neumann Homes from 2004 to 2007. Even 20-year-old builder glass fails, and I am starting to get calls here for exactly that. For these homes I recommend Andersen 400 Series, or A-Series where the owner wants custom sizing and premium interiors.
Antioch Manor and Older Downtown Homes
Antioch Manor is a condo and townhouse community built 1990 to 1996, and the historic homes near Main Street and Williams Park go back much further. Townhome projects work best when you coordinate with the association, because volume brings the per-window price down. For the century-old homes downtown with arched or odd-sized openings, the Andersen E-Series is often the only line that fits, since Andersen builds each unit to the exact rough opening.
Newport Cove and Lakefront Properties
Newport Cove and the scattered lakefront homes along the Chain are Antioch’s toughest window environment. Constant humidity, big water-facing glass, and hard UV exposure off the lake surface. Standard vinyl will not last here, period. I spec Fibrex-framed Andersen 400 or A-Series with HeatLock UV coatings, so the big picture windows facing the water keep their seal and your floors and furniture do not fade.
