5,481 Roofs Built Between 1999 and 2013. The Clock Is Up.

Completed roofing project in Huntley, IL by Innovative Home Concepts

I’m going to give it to you straight. Sun City Huntley is the single largest concentration of roofs approaching replacement age in McHenry County. Del Webb built 5,481 homes between 1999 and 2013 — all single-story, all with standard builder-grade 25-year architectural shingles. The earliest roofs are 27 years old. The bulk of them, installed between 2000 and 2008, are 18 to 26 years old. Standard warranty life on those shingles was 25 years on a good day. Factor in the July 12, 2023 EF-1 tornado that tore a 7-mile path through Huntley at 90 mph, followed by three consecutive nights of 60-to-100 mph winds in July 2024, and a lot of those roofs are operating on borrowed time.

Huntley is not just Sun City, though Sun City accounts for roughly 60 percent of the village’s housing stock. North and central Huntley have family subdivisions — Talamore, Covington Lakes, Lions Chase, Northbridge, Huntley Meadows — built in the same 2000-to-2008 window with the same builder-grade materials. Northbridge homes by Lennar are 20 to 23 years old. Huntley Meadows by Pasquinelli hit 25 years this year. Lions Chase Phase 1 by Richmond American is right there too. All of these neighborhoods are entering their first major roof replacement cycle at the same time.

Then there’s Old Huntley along Route 47, where bungalows and ranches from the village’s agricultural era have been reroofed three or four times since the 1920s. The Dairy Mart is still serving sundaes on the Town Square, and the homes behind it still need decking inspected on every tear-off.

Our office sits at 4410 IL-176, Suite 1, in Crystal Lake — 15 to 20 minutes east on Algonquin Road. Same location, same phone, same family since 2005. We’re women-led. Illinois Roofing License #104.015093. $1 million general liability. CertainTeed ShingleMaster certified. 380+ five-star reviews. A+ BBB rating. We know Huntley because we’ve been reroofing McHenry County neighborhoods for 21 years, and the wave hitting Sun City right now is something we’ve been watching build since the day Del Webb poured the first foundation.

Documented Local Storm History

Huntley Has Been Hit. Directly.

This is not a theoretical storm risk assessment. On July 12, 2023, an EF-1 tornado touched down near Route 20 and Getty Road and carved a 6.86-mile path through Huntley at 90 mph. Apartment roofs at 10700 Timer Drive West and 11400 Douglas Avenue were destroyed — both buildings deemed uninhabitable by the Huntley Building Department. A tree branch punched through a residential roof at 11400 Russell Drive. The StorSafe building at 11200 Kiley Drive lost its roof. Roughly 500 ComEd customers went dark, and the Red Cross deployed to assist displaced residents. That was one storm on one day. Here is everything else Huntley has absorbed since 2023.

Date What Happened Huntley Impact
March 31, 2023 Tornado outbreak — 22 tornadoes in NWS Chicago area Third-largest outbreak on record for the region. McHenry County in the direct path. Widespread wind damage and debris across Huntley’s flat, exposed terrain.
April 4, 2023 Severe thunderstorms — 1.5″ hail, 70+ mph gusts Ping-pong ball hail across McHenry County. Huntley’s builder-grade shingles from the 2000s took significant granule damage. Sun City single-story roofs with maximum exposure area were particularly vulnerable.
July 12, 2023 EF-1 Tornado — Direct Hit on Huntley 90 mph winds, 6.86-mile path. Apartment roofs destroyed at Timer Drive and Douglas Avenue. Both buildings uninhabitable. Residential roof penetrated at Russell Drive. StorSafe roof damaged on Kiley Drive. ~500 power outages. Red Cross deployed.
February 28, 2024 Tornado warning issued specifically for Huntley Large hail, 70-80 mph winds. A tornado warning named Huntley specifically. Additional shingle and siding damage compounded on roofs already weakened by 2023 events.
July 14–16, 2024 Three consecutive nights of storms including derecho 60 to 100 mph winds, quarter-size hail, multiple tornado warnings across McHenry County. Three straight nights. Power outages and downed trees across Huntley subdivisions.
August 27, 2024 Major hail storm — tennis-ball hail in Woodstock, golf-ball across county Golf-ball-sized hail pounded roofs and vehicles across the region. Sun City’s aging shingles absorbed another round of impact damage on top of everything since 2023.
August 16–17, 2025 Regional emergency — 1.5″ hail, 60-70 mph winds, flooding Over 66,000 ComEd customers lost power. Joint damage assessment involving IEMA, FEMA, and SBA. Huntley roofs absorbed yet another round of cumulative storm damage.
April 2–3, 2026 Tornadoes + severe storms across McHenry County Wind gusts to 60 mph, tornado warning, 1.5 to 3 inches of rain. Flooding and tree damage. Roughly 1,200 customers lost power in McHenry County.

Eight documented storm events in three years. Huntley has been under severe weather warnings 63 times in the past 12 months alone. If your Sun City roof was installed in 2003 and has absorbed every one of these events without an inspection, you are not maintaining your home — you are gambling with it.

What We Install

Roofing Products Built for Huntley’s Exposure

Full tear-off replacements, storm damage restoration, and targeted repairs. In-house crews on every project — no subcontracted labor.

Premium shingle roof installation by IHC in Huntley, IL

CertainTeed Landmark Architectural Shingles →

The default recommendation for the majority of Huntley homes — from Sun City ranches to Talamore two-stories. We strip to bare decking, inspect every sheet of plywood (Sun City single-story homes have expansive deck areas that hide soft spots), install ice and water shield to Illinois code, and lay new shingles to CertainTeed manufacturer spec. Our ShingleMaster certification activates the SureStart PLUS warranty — 50-year coverage on materials and labor. Most roofing contractors cannot offer that warranty because they do not hold the credential.

✓ CertainTeed ShingleMaster

F-Wave Synthetic Shingles

Class 4 impact rating — the highest hail resistance available in residential roofing. Replicates the appearance of natural slate at a fraction of the weight. For Sun City homeowners who filed claims after the July 2023 tornado or the 2024 hail events and want to stop the cycle, F-Wave shrugs off the kind of hail that totals standard asphalt. Multiple insurance carriers reduce premiums when Class 4 shingles are installed. We’ve put these on homes in Northbridge and Lions Chase where the owners decided one more hail claim was one too many.

Brava Composite Roofing

A synthetic composite that replicates cedar shake or Spanish tile with a 50-year rated lifespan and zero maintenance. No splitting, no moss, no fire risk. For custom homes in Lions Chase Phase 1 or the larger Talamore single-family builds where architectural presence matters and the HOA expects a premium appearance, Brava delivers the look without the upkeep burden — which matters when 35 percent of Huntley’s population is over 65.

InnoMAXX Program

Our proprietary premium roof package: CertainTeed Landmark PRO shingles, full-deck ice and water shield (not limited to the eaves the way code minimum requires), synthetic underlayment, upgraded ridge vent system, and a bundled 50-year warranty. We developed InnoMAXX specifically for homes in high-exposure environments. Huntley sits on flat, open terrain with no river valleys or significant hills to break incoming storm cells. Every Sun City roof faces the same unobstructed wind load, and InnoMAXX is engineered to handle it.

Storm Damage Repair →

Hail impact, wind shear, tornado debris, fallen limbs. We photograph, document, and scope every square foot. Our sister company, IHC Public Adjusters — a separately licensed Illinois public adjusting firm — represents homeowners from initial filing through supplement negotiation using Xactimate scope writing (financial relationship disclosed per 215 ILCS 5/1575). You choose whether to hire them. For Sun City homeowners whose CC&Rs require maintaining the exterior, unrepaired storm damage is not just a roof problem — it is a covenant compliance issue.

Targeted Repair

Not every situation calls for a full replacement. A cracked vent pipe boot on a 12-year-old roof in Covington Lakes, a missing ridge cap after the February 2024 wind event in Huntley Meadows, a failed chimney flashing on a farmstead-era home along Route 47 — we diagnose the actual problem and fix it. If your roof has five good years left, I will tell you that. If it does not, I will tell you that too. We do not manufacture urgency.

Huntley’s Terrain Problem

Flat Land, No Windbreaks, Maximum Exposure

Huntley’s geography creates a roofing environment that differs from every other city we serve. Crystal Lake has the Fox River valley. McHenry has Moraine Hills and the Chain of Lakes. Woodstock sits at 942 feet with creek-carved terrain. Huntley? Flat former farmland at 892 feet elevation with almost nothing to slow an incoming storm cell.

Sun City was built on agricultural land south of I-90 — the same open prairie that fed the dairy operations Huntley was known for throughout the 20th century. There are no river valleys, no significant hills, no mature forest corridors to diffuse wind energy before it reaches rooftops. When a storm crosses the Kane-McHenry County line heading northeast, it arrives at Sun City with its full force intact. That is why the July 2023 tornado maintained EF-1 intensity for nearly seven miles — nothing slowed it down.

The family subdivisions north of I-90 — Talamore, Covington Lakes, Northbridge — sit on equally flat terrain along the Route 47 corridor. Covington Lakes has 50 acres of open space including ponds and wetland conservation areas, which means elevated ambient moisture for adjacent homes. Pond-side lots absorb more humidity, and shingles on those homes degrade faster than their neighbors one street over.

Combine the flat terrain exposure with Huntley’s baseline climate — a 97-degree annual temperature swing, roughly 33 inches of snow, dozens of freeze-thaw cycles per winter, and 37 inches of annual rain — and roofing materials take a beating that exceeds what sheltered river-valley communities experience. Sun City’s single-story construction amplifies this: single-story homes have more roof square footage per living area than two-story designs, meaning more surface exposed to hail, wind, UV, and thermal cycling.

After You Reach Out

How a Huntley Roof Replacement Works with IHC

1

Inspection & Assessment

Call or text (815) 356-9020. We schedule an on-site visit, typically within the week. We climb the roof, examine the attic for ventilation deficiencies and moisture intrusion, and photograph everything. For Sun City homes, we also note the specific Del Webb model and original material spec so we can match HOA Design Guidelines from the start. No charge for the inspection.

2

Itemized Proposal & HOA Coordination

You receive a written estimate that breaks out every line item — shingles, underlayment, ice and water shield, flashing, ridge vent, drip edge, decking repair, and cleanup. For Sun City projects, we prepare and submit the Architectural Review Board application with you. We handle the Village of Huntley building permit simultaneously. Two approval processes, one contractor managing both.

3

Scheduled Installation

Our in-house crew arrives on the confirmed date. Full tear-off to the deck. Every sheet of sheathing inspected — Sun City homes built in the early 2000s often have oriented strand board that has softened after 20-plus years under leaking shingles. Damaged decking replaced before new material goes down. Ice and water shield, synthetic underlayment, flashing, and your chosen shingles installed to manufacturer specification.

4

Final Walkthrough & Documentation

Magnetic sweeper across the yard, driveway, and walkways. We walk the finished roof with you, photograph the completed installation, and hand over warranty documentation. For Sun City homeowners, we provide the completion photos the Architectural Review Board requires for file closure. Your project is documented from first inspection to last nail.

The IHC Difference

Why Huntley Homeowners Hire IHC

We Handle Your HOA Approval

Sun City’s Architectural Review Board requires written approval before any exterior modification begins — roofing included. Material type, color, and style must conform to the community’s Design Guidelines. Most roofing contractors hand you a brochure and tell you to figure it out. We prepare the application, submit it, and track the approval so you are not chasing paperwork while your roof leaks. We also pull the Village of Huntley building permit in parallel. Two bureaucracies, zero burden on you.

15 Minutes From Our Office

Our shop at 4410 IL-176 in Crystal Lake is a straight shot west on Algonquin Road to Route 47. If a leak appears two years after your installation, or an adjuster needs to meet on site for a supplement, we are there in 15 to 20 minutes. Warranty callbacks, follow-up inspections, storm re-checks — proximity matters when you need your roofer to actually show up. We are not a truck-and-trailer operation working Huntley from 60 miles away.

Sun City Neighbors Talk. Our Work Holds Up.

Sun City has over 100 clubs, a community newsletter, daily foot traffic at Prairie Lodge — the 94,000-square-foot clubhouse that is the largest in Illinois — and a social network tighter than any subdivision in McHenry County. One visible roofing project generates phone calls from three neighboring homes. One bad project generates warnings at the next board meeting. Our 380+ five-star reviews and A+ BBB rating exist because we treat every job like the neighborhood is watching. In Sun City, it literally is.

Every Nail Driven by IHC Employees

We do not subcontract roofing labor. Period. Our installation crews are IHC employees with years of experience on our team. That matters for warranty enforcement, punch-list follow-through, and accountability. When you call about a concern six months after installation, we know exactly who was on your roof and where they are today. Sun City homeowners on fixed incomes cannot afford to chase a subcontractor who moved on to the next state.

Full Exterior Vision, Not Just Shingles

While we are on your roof, we evaluate the entire exterior — gutters overloaded by Sun City’s 20-year-old landscaping, siding faded from two decades of UV and wind, windows with broken seals that fog every morning. Our InnoMAXX premium package bundles roofing with enhanced underlayment and ventilation under a single 50-year warranty. We scope the full picture so nothing gets overlooked on the insurance claim or the home improvement plan.

IHC Public Adjusters — Your Advocate, Not the Carrier’s

After a tornado or hail event, the insurance company sends their adjuster — and that adjuster works for the insurance company. Our sister company, IHC Public Adjusters, is a separately licensed Illinois public adjusting firm that advocates for you. They handle documentation, filing, and supplement negotiation using Xactimate scope writing. You choose whether to hire them. Financial relationship disclosed per 215 ILCS 5/1575.

Neighborhood-by-Neighborhood

Huntley Subdivisions We Know by Roofline

Huntley has two identities — Sun City retirees and growing family neighborhoods. Both are in the replacement window.

Sun City by Del Webb

5,481 homes across 41 neighborhoods, built 1999 to 2013. All single-story. 37 single-family floor plans from the 1,130-square-foot York to the 3,000-plus-square-foot Buckingham. Clubhomes, villas, and the Arcadia condominium building round out the mix. The majority were built between 2000 and 2008, putting those roofs at 18 to 26 years old. Del Webb installed quality builder-grade shingles — not impact-rated, not premium. Twenty-plus years of McHenry County weather, including the 2023 tornado and 2024 hail, has pushed the originals past their service life. HOA Architectural Review Board approval required before any work begins. We manage that process.

Talamore

Built in the late 2000s by Lennar and Ryland Homes, north of Union Road, west of Route 47. Single-family homes range from 2,226 to 4,225 square feet, with two-story townhomes in the 1,300-to-1,700 range. The 8,000-square-foot clubhouse anchors an HOA-managed community with its own expectations for exterior appearance. Homes are 15 to 20 years old and approaching their first significant roof inspection window. The larger single-family builds — especially the 4,000-plus-square-foot models — represent substantial roof area and premium project value. Storm damage from the 2023 and 2024 events should be assessed before these roofs reach the 20-year mark.

Covington Lakes

Built 2006 to 2012 by Cambridge Homes and D.R. Horton on Reed Road, east of Route 47. Single-family and townhome mix with 50 acres of open space including ponds and wetland conservation areas. Those ponds are not just scenery — homes adjacent to water sit in elevated humidity zones that accelerate shingle granule loss and soffit deterioration. Roofs from the 2006-to-2010 construction window are 16 to 20 years old and entering the inspection-and-plan phase. The July 2023 tornado and subsequent storms compounded wear on every roof in this subdivision.

Northbridge & Huntley Meadows

Two Lennar and Pasquinelli subdivisions from the 2003-to-2006 era, situated north of Algonquin Road near Route 47. Northbridge homes run 2,396 to 4,413 square feet. Huntley Meadows has 223 homes from 1,273 to 2,805 square feet. Both communities are 20 to 23 years old — squarely in the first major replacement window. Original builder-grade roofing, siding, and windows are approaching end of life simultaneously. Large homes in Northbridge carry some of the highest project values in Huntley outside of Lions Chase.

Lions Chase

Two-phase construction creates two distinct timelines. Phase 1 by Richmond American Homes, built mid-to-late 2000s, has homes ranging from 2,321 to 4,819 square feet — these are 18 to 21 years old with original shingles that should have been inspected after the 2023 tornado. Phase 2 by D.R. Horton, built 2015 and later, is newer but still needs post-storm evaluation. Current average listing around $602,500 warrants premium materials — designer shingles, F-Wave, or our InnoMAXX package. This is not a neighborhood where cutting corners makes financial sense.

Old Huntley & Route 47 Corridor

The original village centered on the Town Square, the brick-paved stretch of Woodstock Street, and the Route 47 railroad corridor. Homes range from pre-war bungalows to mid-century ranches to 1980s infill. Some have been reroofed three or four times. No formal historic district restrictions exist, but the character of downtown Huntley — the Town Square gazebo, the Dairy Mart, the small-town feel — influences material choices. Decking condition is the wildcard on older homes here. We inspect every board before new material goes down.

Sun City Roofing Specifics

What Sun City Homeowners Need to Know

Sun City is not just another subdivision. It is a 55-plus community governed by CC&Rs, a Homeowner Association, and an Architectural Review Board with specific Design Guidelines for every exterior modification. Roofing projects in Sun City require a different approach than a standard Huntley replacement.

Dual-approval process. Every Sun City roofing project requires both a Village of Huntley building permit from the Development Services Department at 10987 Main Street and an Architectural Review Board approval through Sun City’s HOA. Material type, color profile, and style must align with the community’s design standards. We prepare and submit both applications concurrently so the timeline does not double.

Single-story geometry advantage. Sun City’s all-single-story construction means simpler rooflines than the two-story colonials in Talamore or Lions Chase. Fewer valleys, fewer dormers, more straightforward tear-off and installation. This translates to tighter timelines and more predictable pricing. A typical Sun City roof replacement takes 1 to 3 days from tear-off to cleanup.

Fixed-income financing. The $155-per-month HOA assessment (increasing to $159 in 2026) already consumes part of the monthly budget. Many Sun City homeowners are on fixed incomes at $86,000 median household income. We offer financing options, and for storm-damaged roofs, our sister company IHC Public Adjusters — a separately licensed Illinois public adjusting firm — can work to maximize your insurance payout so out-of-pocket cost stays manageable. Financial relationship disclosed per 215 ILCS 5/1575.

Energy efficiency opportunity. Roofing replacement is the right time to upgrade attic ventilation. Sun City’s original ventilation systems were code-compliant for 2000-era standards but fall short of current best practices. Improved ridge vent and soffit vent configurations reduce heating and cooling costs — a real concern for retirees managing Nicor Gas and ComEd bills year-round.

Common Questions

Huntley Roofing FAQs

How Much Will This Cost?

Get real pricing for McHenry County — not national averages. Our cost guide breaks down materials, labor, and what actually drives the price on your project.

How much does a new roof cost in Huntley, IL?

A standard architectural shingle replacement on a typical Huntley home runs $12,000 to $22,000 depending on roof area, pitch complexity, and decking condition. Sun City single-story homes tend to land in the mid-range due to simpler geometry but larger footprints. Larger two-story homes in Lions Chase or Northbridge run toward the higher end. Premium materials (F-Wave, Brava) and our InnoMAXX package cost more but deliver longer life and lower insurance premiums. Every estimate is written, itemized, and free.

Do I need HOA approval to replace my Sun City roof?

Yes. Sun City’s Architectural Review Board requires approval before any exterior modification, including roofing. You must submit an application detailing the material, color, and style. You also need a Village of Huntley building permit from the Development Services Department. IHC handles both applications as part of every Sun City roofing project. We coordinate the approvals so you are not navigating two separate bureaucracies on your own.

My Huntley roof survived the 2023 tornado. Do I still need an inspection?

Surviving a tornado does not mean surviving it without damage. The EF-1 that hit Huntley on July 12, 2023 generated 90 mph winds across a nearly 7-mile path. Shingles can sustain granule loss, cracked fiberglass mat, and lifted edges that are invisible from the ground but compromise performance within one freeze-thaw cycle. Add the February 2024 tornado warning, the July 2024 triple-night derecho, and the August 2024 golf-ball hail, and cumulative damage is almost certain on roofs older than 15 years. Our inspections are free.

How long does a Sun City roof replacement take?

Most Sun City homes take 1 to 3 days from tear-off to final cleanup. The single-story, single-level construction means fewer roof planes, fewer valleys, and faster crew efficiency compared to a complex two-story home. Homes requiring significant decking replacement may add a day. We never leave a roof uncovered overnight, and we confirm the schedule in writing before work begins.

Can you help with my insurance claim after the Huntley storms?

Yes. We provide free storm inspections and full damage documentation. Our sister company, IHC Public Adjusters, is a separately licensed Illinois public adjusting firm that handles your claim from filing through supplement negotiation using Xactimate scope writing. They work for you, not the insurance carrier. You choose whether to hire them. Financial relationship disclosed per 215 ILCS 5/1575. File within 48 hours of a storm event for the strongest claim position.

What makes CertainTeed ShingleMaster different from a regular roofer?

CertainTeed does not award ShingleMaster status to every contractor who installs their product. The certification requires verified installation quality, ongoing training, and documented customer satisfaction. The practical benefit to you: ShingleMaster activates the SureStart PLUS warranty, covering both materials and labor for 50 years. A contractor without the credential installs the same shingles but cannot offer the same warranty. On a roof you expect to protect your home for 25 years, that distinction matters on year 12 when a problem surfaces.
