I’m going to give it to you straight. Sun City Huntley is the single largest concentration of roofs approaching replacement age in McHenry County. Del Webb built 5,481 homes between 1999 and 2013 — all single-story, all with standard builder-grade 25-year architectural shingles. The earliest roofs are 27 years old. The bulk of them, installed between 2000 and 2008, are 18 to 26 years old. Standard warranty life on those shingles was 25 years on a good day. Factor in the July 12, 2023 EF-1 tornado that tore a 7-mile path through Huntley at 90 mph, followed by three consecutive nights of 60-to-100 mph winds in July 2024, and a lot of those roofs are operating on borrowed time.
Huntley is not just Sun City, though Sun City accounts for roughly 60 percent of the village’s housing stock. North and central Huntley have family subdivisions — Talamore, Covington Lakes, Lions Chase, Northbridge, Huntley Meadows — built in the same 2000-to-2008 window with the same builder-grade materials. Northbridge homes by Lennar are 20 to 23 years old. Huntley Meadows by Pasquinelli hit 25 years this year. Lions Chase Phase 1 by Richmond American is right there too. All of these neighborhoods are entering their first major roof replacement cycle at the same time.

This is not a theoretical storm risk assessment. On July 12, 2023, an EF-1 tornado touched down near Route 20 and Getty Road and carved a 6.86-mile path through Huntley at 90 mph. Apartment roofs at 10700 Timer Drive West and 11400 Douglas Avenue were destroyed — both buildings deemed uninhabitable by the Huntley Building Department. A tree branch punched through a residential roof at 11400 Russell Drive. The StorSafe building at 11200 Kiley Drive lost its roof. Talamore
Built in the late 2000s by Lennar and Ryland Homes, north of Union Road, west of Route 47.
