We work on commercial buildings every week, not as a side job
Innovative Home Concepts is a Crystal Lake-based commercial exterior contractor serving McHenry County since 2005. We handle commercial roofing, gutters, siding, fascia, and soffit for strip malls, office buildings, restaurants, churches, apartment complexes, warehouses, and municipal facilities — all under one contract.
A commercial roof that leaks doesn’t just stain a ceiling. It shuts down operations, triggers an insurance claim, and puts tenants and customers at risk. The scale is different too: a 5-inch residential gutter trying to drain 40,000 square feet of roof will overflow every storm. Commercial buildings need systems engineered for the volume, the wind loads, and the logistics of working around a business that has to stay open. That is the work we do.

Why property managers call IHC
The whole building envelope, one contract
Roofing, gutters, siding, fascia, and soffit under a single proposal. No finger-pointing between subcontractors, and no warranty gaps where one trade ends and the next begins.
We schedule around your operations
Retail tenants and office traffic can’t stop for a crew. We work evenings, weekends, and early mornings, and stage larger complexes over multiple visits so no single tenant takes the disruption.
IHC Public Adjusters handles the claim
Storm damage on a commercial roof can mean a six-figure claim. Our separately licensed Illinois sister company has handled commercial storm claims since 2006 — filing, Xactimate estimates, and settlement — while IHC does the repair.
21 years on the same corner
CertainTeed ShingleMaster certified, A+ with the BBB, Best of Fox since 2011, women-led and family-owned since 2005. We’ve roofed buildings along Randall Road, Route 31, and the McHenry industrial parks.

Commercial FAQs
Does IHC work on commercial buildings, or just homes?
Both. IHC has handled commercial exterior projects across McHenry County since 2005 — strip malls, office buildings, restaurants, churches, apartment complexes, warehouses, and municipal facilities. Commercial work uses different materials and logistics than residential, and it’s a regular part of what we do, not a side job.
What commercial roofing systems does IHC install?
For flat and low-slope roofs: TPO, EPDM, and modified bitumen, with proper drainage and tapered insulation where needed. For pitched commercial buildings like churches and multi-family: CertainTeed commercial shingle systems, F-Wave synthetic for hail zones, and standing seam metal for 40-plus-year performance. We match the system to the building and the budget.
Can you install around our business hours?
Yes. We schedule commercial installs around your operations — evening, weekend, and early-morning work for retail and office properties — and stage larger complexes over multiple visits so no single tenant absorbs the disruption.
Can IHC handle a commercial storm-damage insurance claim?
Yes. Our sister company, IHC Public Adjusters, is a separately licensed Illinois public adjusting firm that has handled commercial storm claims since 2006. They inspect the damage, file the claim, prepare Xactimate estimates, and negotiate the settlement while IHC completes the repair.
Can one contractor handle the roof, gutters, and siding together?
Yes, and that’s the point. IHC handles roofing, gutters, siding, fascia, and soffit under one contract. One crew, one timeline, one warranty — no gaps between trades and no two subcontractors blaming each other.
How much does a commercial project cost, and do you offer financing?
It depends on size, system, and building access. As a rough guide, a 10,000 sq ft flat roof in TPO typically runs $50,000 to $80,000, and a 5,000 sq ft pitched commercial roof with architectural shingles runs about $30,000 to $50,000. Gutter and siding scope is quoted to the property. Financing is available, and every commercial estimate is free.
