Roofing Cost Guide — Crystal Lake & McHenry County, IL
Real 2025 pricing from 21 years of local roof replacements — architectural shingles, InnoMAXX premium, and what it costs per square in McHenry County.
What a New Roof Actually Costs in McHenry County
Most McHenry County homeowners pay between $8,000 and $22,000 for a full roof replacement. That range depends on three things: your roof’s size (measured in “squares” — each square covers 100 sq ft), the shingle grade you choose, and the complexity of your roofline.
National averages are useless here. They don’t account for Illinois labor rates, Crystal Lake’s ice barrier code requirements, or the extra ice and water shield that every McHenry County roof should have along its eaves and valleys. This guide uses real numbers from our 21 years of roofing in Crystal Lake, McHenry, Woodstock, and surrounding towns.
Every price below is fully installed — tear-off of the old roof, new underlayment, shingles, ridge venting, flashing, ice and water shield, cleanup, and disposal. The only variable is whether you need sheathing repair underneath (and we don’t know that until we strip the old roof).

|---|---|---|---|---|
| 3-Tab Shingles | $300 – $450 | $8,000 – $14,000 | 25-year limited | 15 – 20 years |
| Architectural Shingles (CertainTeed) | $400 – $600 | $12,000 – $22,000 | Lifetime limited | 25 – 30 years |
| Designer / Premium Shingles | $550 – $800 | $11,000 – $24,000 | Lifetime limited | ★ 30 – 50 years |
| InnoMAXX Premium System | $600 – $900 | $12,000 – $27,000 | ★ Enhanced manufacturer warranty | ★ 30 – 50 years |

3-tab vs. architectural: 3-tab shingles cost less upfront, but they fail faster in McHenry County’s climate. The temperature swing from 15°F to 84°F stresses thin shingles more than thick architectural profiles. Most of our Crystal Lake customers choose architectural shingles or better — the per-year cost is actually lower when you account for the longer lifespan.
What Makes a Roof Cost More (or Less)
Roof Size & Pitch
A simple 20-square ranch roof costs significantly less than a 30-square two-story with steep pitches. Steep roofs (8/12 pitch and above) require additional safety equipment and take longer to install. Ranch homes in Crystal Lake’s Coventry neighborhood are typically 18–22 squares. A large colonial in Crystal Lake Estates might be 28–35 squares.
Tear-Off Layers
Illinois code allows a maximum of two shingle layers. If your roof already has two layers, we strip everything down to the deck. That adds $1,000–$3,000 in labor and disposal costs. Homes from the 1970s and 1980s in McHenry County often have two layers — the original plus one reroofing.
Sheathing Repair
We can’t see the plywood decking until the old shingles come off. Water damage, rot, or soft spots in the sheathing need replacement before new shingles go on. Most homes need 0–4 sheets replaced ($75–$100 per sheet). Homes with chronic ice dam leaks might need more.
Ice Dam Protection
Crystal Lake’s building code requires self-adhering ice and water shield membrane where ice dam history exists. We install it on every roof along all eaves and valleys — even when the code doesn’t require it. With McHenry County’s 35+ inches of annual snowfall and 70% ice dam probability, skipping this is gambling with your ceiling.
Ventilation & Insulation
Proper ridge ventilation prevents ice dams by keeping the roof deck cold. If your attic ventilation is inadequate, we add or upgrade ridge vents, soffit vents, or both. Attic insulation to R-60 is the Illinois recommendation for ice dam prevention. Ventilation upgrades add $500–$1,500 to the project.
Complexity & Features
Dormers, skylights, chimneys, pipe boots, and valleys all require custom flashing work. A simple gable roof costs less than a hip roof with multiple valleys and dormers. Most McHenry County homes have at least one chimney and several pipe penetrations that need reflashing during a reroof.

Storm Damage? Your Insurance May Cover the Full Replacement
Here’s what most homeowners don’t know: if your roof was damaged by hail, wind, or fallen trees, your homeowner insurance policy likely covers a full replacement — not just a patch.
Storm Damage Insurance Claims
When your roof is damaged, our sister company, IHC Public Adjusters—a separately licensed Illinois public adjusting firm—handles the entire claim from filing through final settlement: documentation with drone photography, negotiation with the insurance company, and final payment coordination. Many McHenry County homeowners have had their roof fully replaced with zero or minimal out-of-pocket cost through insurance (financial relationship disclosed per 215 ILCS 5/1575).
The Numbers
McHenry County averages 60 thunderstorms per year. Ice dams account for 35% of winter roof insurance claims in Illinois. The average roof damage insurance claim runs $10,000–$15,000 — often enough to cover a complete architectural shingle replacement. Don’t file alone. Homeowners who work with a public adjuster typically receive 30–50% higher settlements than those who file on their own.
InnoMAXX: Our Premium Roofing System
Standard roofing installs use standard materials. The InnoMAXX system upgrades every component for maximum durability and weather protection in McHenry County’s demanding climate.
| Component | Standard Install | InnoMAXX System |
|---|---|---|
| Underlayment | 15# felt paper | ★ Synthetic underlayment (wrinkle-free, tear-resistant) |
| Ice & Water Shield | Eaves only (3 ft) | ★ All eaves, valleys, and penetrations (6 ft+) |
| Ventilation | Existing ventilation | ★ Ridge vent + balanced soffit intake (assessed & upgraded) |
| Drip Edge | Standard aluminum | ★ Premium drip edge on all edges |
| Starter Strip | Cut shingles | ★ Self-sealing starter strip |
| Warranty | Manufacturer standard | ★ Enhanced manufacturer + workmanship warranty |
Cost difference: The InnoMAXX system adds roughly $2,000–$5,000 to a standard roof replacement. For homeowners planning to stay in their home 15+ years, the upgraded ice protection and ventilation alone pay for themselves in prevented damage.
Roof Replacement Financing
Monthly Payment Plans
A $12,000 roof replacement can break down to as low as $115/month with approved financing. No large down payment. Quick pre-approval — most homeowners get approved within 24 hours. Budget shouldn’t force you to wait through another McHenry County winter with a failing roof.
Insurance + Financing Combined
Some homeowners use insurance to cover the base replacement and financing to upgrade to the InnoMAXX system or premium shingles. Our team walks you through the options so you know exactly what insurance covers and what your out-of-pocket would be for each upgrade tier.
Roofing Cost FAQs
How much does a roof replacement cost in Crystal Lake, IL?
A full roof replacement in Crystal Lake costs $8,000 to $22,000 for most homes, depending on roof size and shingle grade. A typical 22-square ranch with architectural shingles runs $8,800–$13,200. A 30-square two-story colonial costs $12,000–$18,000. Our InnoMAXX premium system adds $2,000–$5,000 for upgraded protection. IHC provides free inspections and written estimates.
Does insurance cover roof replacement after a storm?
If your roof was damaged by hail, wind, or fallen trees, most homeowner policies cover the full replacement cost minus your deductible. Our sister company, IHC Public Adjusters (a separately licensed Illinois public adjusting firm), handles the entire claim—filing, documentation, negotiation, and settlement. Many McHenry County homeowners have had their roofs fully replaced through insurance at little to no out-of-pocket cost (financial relationship disclosed per 215 ILCS 5/1575).
How long does a roof replacement take?
Most residential roof replacements take 2–4 days. A straightforward ranch roof can be done in 1–2 days. Larger or steeper roofs with dormers and multiple valleys take 3–5 days. We schedule around weather and won’t start a project if rain is forecast within 24 hours. Your home is protected with tarps overnight between work days.
What’s included in a roofing estimate from IHC?
Our written estimates are fully itemized: shingle material, underlayment, ice and water shield, flashing, ridge vent, drip edge, starter strip, labor, tear-off and disposal, and permits. We include sheathing repair estimates if damage is likely based on the inspection. You see the total cost upfront with no hidden fees or change orders.
What is the InnoMAXX roofing system?
InnoMAXX is IHC’s proprietary premium roofing package. It upgrades every component beyond standard installation: synthetic underlayment, extended ice and water shield coverage, balanced ridge and soffit ventilation, premium drip edge on all edges, and self-sealing starter strips. It costs $2,000–$5,000 more than a standard install and comes with an enhanced warranty.
Can I reroof over existing shingles to save money?
Illinois code allows up to two shingle layers. Overlaying saves $1,000–$3,000 in tear-off costs, but we don’t recommend it. Overlaying hides potential deck damage, voids some manufacturer warranties, and adds weight that can stress the roof structure. A full tear-off lets us inspect and repair the sheathing, install proper ice and water shield, and ensure the new roof performs at its best.
