Commercial Siding Installation- Hotel in Antioch Illinois

Making an Old Hotel New Again

We were contacted by the project manager who was in charge of this commercial hotel rennovation. He had contracted another company to replace the siding and trim on the building but was have problems of some sort with them. This was a multi-million dollar interior and exterior remodeling project that from the looks of the interior rennovation, was getting down right with quality products and workmanship.

We came in, went over the project, price it out, and got the contract…. the project manager kicked the other company off the property.

As you can see from the pictures below the old vinyl siding on this building was buckling and aged. Who ever had sided it last had used a very thin, cheap, builder grade vinyl siding which was faded and not sitting on the wall straight. We suggested using a thicker siding that would last longer and would not buckle. The project manager loved the idea.

The company that had the original contract was a gutter installer pretending to be a siding installation contractor. They were trying to cheap it out by using some off brand vinyl siding. We were able to provide quality Mastic Vinyl Siding on the Building. How to Choose the Best Siding Contractor

Not All Siding Installer Contractors are the Same

So your old siding has seen better days and it’s time to take care of this important home improvement. Depending on the material on your home, you maybe experiencing peeling and rotting on your wood siding, dents and faded color on your aluminum siding, or maybe you even have some kind of old, out-dated material like asphalt shingles or tile panels that may or may not contain asbestos on your exterior walls.

Regardless of why you are changing your house siding, the next decision you must make is what siding contractor do you choose to do the work? Keep in mind, vinyl siding, fiber cement siding, and even wood siding have rules and techniques that must be followed or the job will look bad, not seal your home off from the elements properly, and won’t last like it should. The last thing you want to do is make a big investment in new siding, only to have to do it all over again 3 years later because it wasn’t done properly in the first place.

Hopefully the following guidelines will help you choose the best siding installer for your project.

1. Avoid Joe Pick-Ups!

Siding is an interesting thing because anyone with a ladder and some tools can install it…the question is are they installing it correctly? We call these truck and ladder guys Joe Pick-ups and hiring them is like putting your money on black at the roulette table. These guys never have establised businesses, they usually work out of their garages or worse, travel around working out of their trucks. They almost never have the proper insurance coverage to protect you and your home from disaster. And if you think you are going to get a warranty of any kind you are dreaming. They offer a tail light warranty, you have coverage as long as you can see the tail lights of their truck, after that good luck.

2. Make sure they have a brick and mortar location.

A brick and mortar location says a lot about a siding contractor. It shows they are established and you will always know where to find them if you have to. A location with a showroom is a nice addition. Although it’s not absolutely necessary, a showroom shows an even more established business because they invested in displays and extra space to show them. It also allows you to visit them and see what they are offering in a bigger setting.

3. The longer the Contractor has been in Business the Better.

With the recent economic downturn, no business was safe, but a business that has been around for 5 years is always going to be more stable then a company that is a few months old. In fact, it is a well known fact that 9 out of 10 businesses fail within their first 2 years. If your siding contractor bellies up, so does your workmanship warranty. It is worthwhile to choose a siding contractor that has been in business for some time. The longer the better.

4. Research the Company Online.

The internet is a wonderful tool when it comes to researching any contractor. Just go to google and type in the name of the company. Literally hundreds of pages of information on a well established company will come up. Note: if nothing comes up on google, be suspiscious! The company is new or has recently changed it’s name for some reason…very questionable.

Any company that is worth it’s salt will have a good online reputation. The internet age now allows folks to voice their options and share their experiences with others in real time. Lots of bad information about a company is a definite red flag and a lots of good information goes a long way. If there are only a few reviews…it’s a coin toss unfortunately.

5. Check with the BBB.

Three reasons that BBB membership is important. One, it’s not cheap for a company to become a member. This shows that the company at least is financially stable enough to fork out for the membership fee. Two, the BBB is a great organization that protects consumers by arbitrating disputes between individuals and businesses. And three, they list the number of complaints a company has had in the past three years. Lots of complaints…red flag!

6. Look into other organizations the Siding contractor belongs.

Trade organizations and specific industry qualifications are very important. Many product manufacturers have programs that elevate superior contractors especially more difficult to install products like insulated vinyl siding. Organizations like the Vinyl Siding Institute have training and testing programs that ensure the siding installer is competent in the correct procedures and techniques for installing certain siding materials. And memberships into chambers of commerce and other local organizations shows that the company is established and active in the community.

7. Check References.

The biggest red flag that a siding contractor can raise is not being able to give you addresses of siding jobs they have installed. Being able to drive by a few jobs to see the quality of the contractors work is very important. I would commend getting a few addresses or a list of work that has been performed in your area before you even have a salesman come out to measure your home. This way you can see how many they offer up and then you can drive by a few to see the quality of work that was done. If you are really brave you can even knock on a few doors to see how the homeowner’s experience was with the company.

Feeling comfortable about the company that you choose to install your siding is very important. Let’s face it, installing new siding on your home is a big investment that you want to last. Choosing the best siding contractor isn’t always easy. But if you do your due diligence and choose an installer company with a good reputation, that cares about it’s work, that is established, and has references, you will be ahead of the game when it comes time to have a siding contractor representative come to your home to design and price your project.

the atmosphere, a heavy rain will do wonders in cleaning it. Or, it’s possible to wash it down with an ordinary garden hose. If neither rain nor hosing does a satisfactory job, follow these simple instructions:

Use an ordinary, long-handled car washing brush. This brush has soft bristles, and the handle fastens onto the end of the hose. It allows the siding to be washed just like a car. Avoid using stiff bristle brushes or abrasive cleaners, which may change the gloss of the cleaned area and cause the siding to look splotchy.
To romove soot and grime found in industrial areas, wipe down the siding with a solution made up of the following:

1/3 cup powder detergent (e.g. Fab®, Tide®, or equivalent powder detergent)
2/3 cup powder household cleaner (e.g., Soilax®, Spic & Span®, or equivalent)
1 gallon water

3. If mildew is a problem, use the solution previously mentioned, but add 1 quart liquid laundry bleach.

4. When washing down the entire house, start at the bottom and work up to the top in order to prevent streaking.

Replacing Old, Dented Aluminum Siding with New Clean, Maintenance Free Vinyl Siding

This home was in a hail storm area in Algonquin Illinois. We were doing a roof installation in the areaand happened upon this house that had aluminum siding that had been dented and damaged by hail stones.

After a thorough inspection we discovered that multiple sides of the siding had been damaged, so we recommended to the homeowner that they should file a claim with their insurance company. They did and an insurance adjuster came out and approved new siding for the home. The homeowner had no out of pocket expense exept for their deductible.

As you can see from the before photos, the siding was in pretty bad shape. But considering it had shielded the home from weather for about 50 years, it had obviously lived a full and rewarding life.

Vinyl Siding Algonquin Illinois – After

In this installation, we removed the aluminum siding and the press board backer behind the siding, hauled it away and disposed of it. We then Inspected the wall substrate for any rotted areas or deterioration (in this case there was none). If we would have found sections that needed to be repaired this would have been done before we began installing the new material on the wall.

Once the house was completely stripped of the old aluminum siding and inspected thoroughly, we installed Tyvek house wrap on the entire area to be sided as a vapor barrier. You can read more about Tyvek house wrap on their website. In a nutshell, a vapor barrier prevents excess outside water from getting into the wall while allowing moisture to pass through from the inside so your wall can breath so to speak. Extra moisture in your wall cavities can lead to mold and mildew issues down the road. Some companies try to cheap it out with off brand wall wrap products. We do no recommend doing this. Using a named brand, time tested, quality product like Tyvek is well worth the extra expense to protect your home.

After the house wrap was in place, we installed a thin layer of fan fold insulation to the wall. Insulation is not absolutely necessary. In this case because the existing aluminum siding had a press board backer, the insurance company paid for a layer of insulation to be installed.

The benefits of insulation under vinyl siding is two fold. For one it adds R-value to the wall. A thin layer can add a R-1 or R-1.5 to a wall which may not seem like much, but considering most 2X4 constructed walls will have an insulation value of r-13, this little bit adds 8-12% of insulation value to the wall.

Secondly, installing insulation to the wall makes a rough wall more even and smoother for new vinyl siding to be installed. Vinyl siding itself will follow the shape of a wall. If the wall has waves or bumbs, so will the vinyl siding. Insulation doesn’t work miracles but it will smooth out rough and uneven areas of a wall making for a better looking siding installation.

And finally on top of the fan fold insulation we installed high quality vinyl siding from Mastic. Mastic vinyl siding is the largest manufacturers of vinyl siding in North America and we have found has the best warranty and the best products available.

This house was completely tranformed with the installation of new vinyl siding. Replacing the old, white and dented aluminum siding and replacing it with new, fresh, modern colored siding made all the difference. A Repeat Customer (our favorite!) has Us Install the InnoMaxx Insulated Vinyl Siding System and New InnoMaxx Composite Windows on their Home.

These Lake in the Hills residents had us do some work to their home back in 2011. At the time we installed siding on a small portion of their home, a few windows, and the Gutter Shutter Clog Free Gutter Guard. The great thing about these homeowners is that they get it! By “get it” I mean they spent money fixing their home and they decided to do it right.

Installing the Gutter Shutter is pretty much a no brainer, no other leaf protection system comes close. But even on the small part of siding we did and the two windows, they chose our InnoMaxx series windows and siding system. Both product lines are of the highest quality, are extremely energy efficient, and are rated by our customers with the highest levels of satisfaction.

As you can see this home has two different styles going on. On the second level you have a stucco/colonial look going on. And on the first level, aluminum siding.

These homeowners were very organized and had a detailed agenda as to what they wanted to achieve. The plan was to replace the remaining windows in the home with high efficiency InnoMaxx composite windows then strip the house down to the studs from the outside. That is, remove all of the siding, the stucco, the trim boards, and the backing material behind the wall covering down to the wall studs. Basically removing everything to start with a new slate.

We were then to sheath the entire home with 3/4″ plywood to add strength and rigidity to the frame of the home. Over the plywood we would then install our InnoMaxx siding system which consists of Tyvek House Wrap over the plywood, A form fitted insulation board that adds up to R-3.5 to the wall, and then the outer shell consisting of our exclusive InnoMaxx XL 55 vinyl siding. The fascia and sofits were to be wrapped in aluminum for a complete maintenance free exterior.

How an Employee of Innovative Redid the Outside of Her Home for Only $500!

A Funny Story…

This restoration project is actually the home of one of our employees. She lives in Woodstock with herchildren and like many single Mothers she doesn’t have a bunch of money to fix up her house.

Because many homes were damaged by a recent hail and wind storms, we were in the process of completing several siding and roof installations in her neighborhood. For some reason, this employee never considered that her home may have damaged.

Ironically, while our guys were working in Woodstock one day they decided to check to see if other homes in the area were damaged. One of the guys noticed damage on a particular house and decided to ring the door bell to inform the home owner…low and behold, the homeowner was our employee!

She had never even considered that here home may have been damaged by the storm, but it was. In fact the damage, that she didn’t notice, was severe enough that her insurance company paid for her roof, siding, and gutters to be replaced.

This is a perfect example of why it is a smart idea to have your home inspected for storm damage by a professional. Many times the damage caused by storms doesn’t surface for years.
