Common Areas of Roof Where Leaks Occur
Roofing systems are made up of many components. Each of these components have their weakness and if conditions are just right (or just wrong) leaks can ensue. Below are some of the most common areas where roofing systems fail and cause roof leaks.
Missing or Cracked Shingles
Either due to wind damage or because the roof was improperly installed, missing shingles can lead to roof leaks. Steep slope shingle roofs are meant to be water shedding, not water proof. When it rains water runs down the slope. Missing shingles or shingles that are cracked or ripped let water penetrate the protective shingle layer.
Flashing
Leaks in failed flashing components are very common. There are a number of reasons and locations where flashings can fail. The most common ones are chimney flashing, roof to wall flashing, and flashings that goes down a roof slope and tucks under the siding (also known as baby tins). If these areas are damaged, not sealed properly, or have just worn out with time leaks are almost guaranteed.
Vent Boots
There are many types of vents that terminate through a roof deck. These pipes penetrations need to be sealed off so water does not flow down them or around them and get into your home. The way this is done is with a vent boot. Over time these boots can deteriorate and fail allowing water to penetrate them. This is especially common with plastic or rubber boots. Physical Holes
Obviously a hole in roof is going to leak. But how often do you get up on your roof and look for holes? With the number of storms we get each year, it is very common for branches and other debris to hit your roof. Roof shingles are meant to be nailed in a certain place on the shingle. Traditionally this area is very small and roofers in their haste can miss the mark. If a shingle is nailed too low the nail head is left exposed. This is also called a shiner because the shiny nail head glimmers in the sun against the darker shingle color. As a shingle ages and the asphalt components deteriorate due to UV sun exposure, exposed nails can eventually allow water to penetrate through the shingle.

Your Chimney Needs Tuckpointing
If we had a dollar for every time a roof was blamed for a leak and it was really failed brick or brick mortar. The material that brick is made of is porous. If not sealed it can absorb water and transfer it to the interior of the home. Brick mortar over time breaks down and cracks. These cracks let water in, as well as, can let chucks of mortar fall out and leave a hole. Brick walls and fireplace chimney’s need to be tuckpointed and sealed on regular basis. We can diagnosis whether your leak is coming from your brick or brick mortar.
Condensation in Your Attic
There are a number of reasons why condensation would form in your attic. Bathroom and dry vents terminating in the attic, holes int the tubing from these vents, poor intake venting from your soffits, high humidity form the interior of your home or from pipes sweating, etc. This condensation over time can accumulate and cause damage to insulation, wood, and drywall. Most importantly, if not discovered, can lead to mold. Many times this condensation can look like a roof leak because it will eventually leave brown tea stains in your drywall. We always investigate your attic space to diagnosis or eliminate this possibility when investigating a roof leak.
Your Gutters are Clogged
Clogged gutters cause rain water to back flow into your home. Water flows over the back of your gutter, behind your fascia boards and into your sofits. This water then can flow back into your home and cause interior damage. The symptoms look exactly like a roof leak. Gutters and downspouts need to be cleaned on a regular basis and need to be free flowing. Or you can investing in a quality debris shedding gutter guard system like Gutter Shutter.
You Have an Ice Dam
Ice dams have nothing to do with gutters or your roof. Ice dams are a product of heat loss through your attic which melt the snow on your roof. The resulting water flows down the roof and when it gets to the overhung portion of the roof (sofit area) it is away from the heat source. With no heat, the water freezes and creates a dam. Subsequent water from the melting snow continues to flow and accumulates behind the ice dam. The pool of water backs up under your shingles and gets to your roof deck and eventually penetrates and caused interior water damage. Ice and water shield is designed to help this issue and 95% of the time it works great. But even ice and water shield won’t help when we have a severe winter where the conditions are just right.
Poor Architectural Design
Don’t get a started. Again if we had a dollar for every time we looked at a house and thought what was that architect thinking. Valley’s terminating into walls, large areas of roof flowing into one small gutter for drainage, excessive parapet walls, and other design flows can lead to roof leaks. Sometimes there is an easy fix, sometimes not so easy, and other times there is no solution without redesigning that section of the house.
