Flat Roof Repair – Common Locations Where Commercial Roof Leaks are Found
Roof leaks can lead to serious damage interior damage, business interruption, and upset tenants. Clogged Drains, Ponding Water, and Ponding Water Caused by Clogged Drains
A flat roof is never completely flat. In fact, a properly installed flat roofing system will pitch to drainage to prevent and minimize water pooling on the surface. Thus, a better name for this type of system is a low slope roofing system because it slightly slopes towards gutters, downspouts, scuppers and drains. Unfortunately there isn’t much you can do with a roof that isn’t pitched properly short of rebuilding the whole system. For most property owners re-roofing isn’t in the budget. If your roof is properly sloped there is one preventative measure that must be taken to prevent water ponding, make sure the drainage systems are clear and operations. You would be shocked at the amount of leaves, branches, and trash that accumulates on a commercial roof. This debris flows right to and clogs the drainage causing a backup and ponding rain water. A very simple solution is invest in a yearly or bi-yearly maintenance contract with a reliable commercial roofer. Perimeter Flashing Failure and Damage
One of the most common areas of concern when performing flat roof repairs is in the interior area of the parapet walls and at the edges of the exterior of the roofing system.
